01 What Benidorm is really like

Benidorm is unlike anywhere else on this coast, and it does not pretend otherwise. It is a city of towers packed between two big beaches, built for sun and crowds, with lifts, pools, shops and life running twelve months a year. People either love it or it is not for them; both are fair.

The two beaches set the tone. Levante is the busy, buzzing side, the bars, the shows, the holiday energy, and the strongest rental demand. Poniente, round the headland, is calmer and more residential, with newer towers and a long promenade where people actually live year-round. Between them sits a small, surprising old town.

It is almost entirely an apartment market, and that is the point: a lock-and-leave flat with everything on the doorstep, often with strong holiday-rental potential. If you want a villa and quiet, this is the wrong town, and we will tell you so and point you up the coast.

02 The areas, honestly

Levante or Poniente, mostly. Here is who each tends to suit.

Levante

The lively side: bars, shows, non-stop energy and the strongest holiday-rental demand. Apartments in busy towers, best if you want the buzz or an income, less so if you want quiet.

Poniente

The residential side round the headland: calmer, newer towers, a long promenade and more year-round neighbours. The pick for actually living here rather than just letting.

The old town

The small historic core between the beaches: narrow streets, tapas, more Spanish and more characterful. Older, smaller apartments with a different feel from the towers.

Rincón de Loix & the edges

Up behind Levante and out toward the sierra: a mix of towers and lower blocks, often better value, a walk or a bus from the front.

You can buy as a non-resident

No restriction on foreigners owning here. You will need an NIE and a Spanish bank account, which we help you arrange early.

It is an apartment, so the building matters

Floor, view, lift, and the state of the tower decide as much as the flat itself. We gather the community accounts so your lawyer can check the fees and any pending works before you commit.

If you plan to holiday-let, get it right

Short-term tourist letting in the Valencia region needs a licence and has rules, and some communities restrict it. If income is part of your plan, we flag what the town and the community actually allow before you buy, not after.

Levante income or Poniente living

The two sides really are different investments. Levante leans rental and resale demand; Poniente leans year-round living and calm. We are honest about which your plan actually points to.

Is Benidorm a good place to buy?

If you want an easy, everything-on-the-doorstep apartment with year-round life, and possibly rental income, yes. If you picture a quiet villa with a garden, no, and we will say so and point you elsewhere on the coast.

Levante or Poniente?

Levante for buzz and the strongest holiday-let demand; Poniente for calmer, more residential year-round living. It is the first real decision here, and it changes both price and lifestyle.

Can I holiday-let my apartment?

Often, but not always. Tourist letting in the region needs a licence and follows rules, and some communities limit or ban it. If letting is part of your plan, we check what is actually allowed for that building before you commit.

Can foreigners buy in Benidorm?

Yes, with no nationality restriction. You will need an NIE and a Spanish bank account. Non-resident mortgages differ, and we can introduce you to a broker.

Is it liveable out of season?

More than its reputation suggests. Benidorm is one of the few coastal towns genuinely busy all winter, with shops, healthcare and life running year-round, especially on the Poniente side.
