The Peñón de Ifach comes straight out of the sea, with a long beach on either side and villa hills behind. Here is what Calpe is really like to buy in, and how it works when you are coming from abroad.

01 What Calpe is really like

Calpe is built around one unmistakable landmark: the Peñón de Ifach, a limestone rock rising more than 300 metres straight out of the Mediterranean, now a natural park you can climb before breakfast. Everything else, the beaches, the old town, the marina, arranges itself around it.

On one side is the Arenal-Bol beach, on the other La Fossa (Levante), two long stretches of sand lined with apartment blocks, some tall, right on the front. Behind and above them the land climbs into villa urbanisations with sea views, and inland sit the old town and the salt flats where flamingos actually stop.

It is genuinely international, British, German, Dutch, Belgian and Spanish, and it manages to be both a summer beach town and a place with enough year-round life to settle into. Which of those you get depends a lot on whether you buy by the beach or up the hill.

02 The areas, honestly

Beach or hill, really. Here is who each tends to suit.

The two beaches (Arenal-Bol & La Fossa)

Apartments right on the sand, some in tall front-line towers with pools and sea views. Walk-everywhere summer living, busiest in August. The easy lock-up-and-leave choice.

The old town & marina

The historic core and the working port, with the fish market and restaurants. Townhouses and apartments with more character and year-round Spanish life, a short walk back from the sand.

The villa hills (Maryvilla, Empedrola, Gran Sol)

Up the slopes behind town: detached villas with big sea and Peñón views, pools and space. A car is a given; the reward is privacy and the view.

Inland & the salt flats

Quieter, greener, better value a little back from the sea, near the lagoon where the flamingos gather. For buyers who want a base more than a beachfront.

03 What buying here actually involves

An easy place to fall for. A few things worth knowing before you start.

You can buy as a non-resident

No restriction on foreigners owning here. You will need an NIE and a Spanish bank account, which we help you set up early so nothing stalls at the notary.

Beach apartment or hillside villa

They are different lives and different checks. A front-line apartment means community fees, a view you share and easy upkeep; a hillside villa means a car, a plot and every bill your own. We are straight about which fits how you want to live.

Front-line means community

The beach towers come with communities: pools, lifts and upkeep in a monthly fee, and sometimes pending works. We gather the community accounts and the nota simple so your lawyer can check them before you commit.

The Peñón and the coast are protected

The rock and stretches of the shore are protected, which shapes what can be built near them. On anything close to the park or the sea, your lawyer confirms the classification; we flag it and prepare the paperwork.

Is Calpe a good place to buy?
