A castle town under the Montgó, a working port with ferries to the islands, and a food scene that outgrew it long ago. Here is what Dénia is really like to buy in, stretch by stretch, and how it works from abroad.
Dénia is a proper town first and a resort second, which is a big part of why people stay. It has a castle over the old quarter, a marina and fishing port, a Saturday that fills the market, and a UNESCO listing for its food. You can live here in February, not just August.
The coast splits in two around it. North is Les Marines: a long ribbon of sand with apartments and villas right behind it, flat and easy and beachy. South is Les Rotes, where the sand gives way to rock, clear-water coves and villas tucked into the pines. They are two different holidays, and two different buys.
Behind the town rises the Montgó, a protected natural park shared with Jávea over the hill. Its slopes hold many of the best-view villas and the strictest local rules, and its shadow keeps Dénia a few degrees kinder in summer than places further south.

The town & port
The castle, the market, the marina and the ferries. Townhouses and apartments, walkable, alive all year. The choice if you want a place to live rather than just a place to summer.
Les Marines (north)
The long sandy beach and the flat, easy strip behind it. Apartments and beach villas, family territory, busy in August and calm the rest of the year.
Les Rotes (south)
Where the coast turns rocky: clear coves, snorkelling off the rocks, villas among the pines. Quieter, more dramatic, and priced for the sea views.
The Montgó slopes
Villa country with the best views and the tightest rules, inside a protected park. The ground to check most carefully on building, boundaries and access before you commit.

You can buy as a non-resident
No restriction on foreigners here. You will need an NIE and a Spanish bank account, which we help you arrange early so nothing stalls at the notary.
The Montgó park changes the rules
Hillside plots can sit inside the protected park, which limits building and extending, and sometimes whether a plot is buildable. On any rural or hillside home, your independent lawyer confirms the land status before you commit. We flag it early and prepare the questions.
Marines or Rotes is a real choice
Sandy-and-flat versus rocky-and-villa is not just scenery: it changes the property type, the upkeep and the price. We will be honest about which matches how you actually want to spend your days here.
Villas mean plots and paperwork

Is Dénia a good place to buy?
For many buyers, yes: a real year-round town, a famous food scene, ferries to the Balearics, and Alicante and València airports each about an hour away. The honest question is town, Marines or Rotes, because they are quite different buys.

Can foreigners buy in Dénia?

What about the Montgó restrictions?
The Montgó is a protected park, so hillside plots can carry limits on building or even on being buildable at all. Confirming the land status before you sign is your lawyer’s job; we make sure the question gets asked early.
How far are the airports and ferries?
Alicante and València airports are each around an hour by car. Dénia’s own port runs ferries to Ibiza, Formentera and Mallorca, which is a genuine plus if the islands are part of the appeal.
