The numbers and stamps, without the queue confusion.
You can’t buy, bank or settle in Spain without the right numbers. We prepare the paperwork ourselves, book the appointments, and stay your point of contact from first form to final stamp.
Sound like you?
You’re buying soon
No NIE, no notary. It’s the first domino, and offices move at their own speed, so start it before the home hunt gets serious.
You’re moving over
Residency, the padrón, healthcare numbers, a Spanish bank. Each one wants the others first, so we put them in workable order.
Your case isn’t simple
Non-EU passports, mixed-nationality families, remote work. The rules differ case by case, and you need someone who’ll say plainly which specialist you need.
What we take off your plate.
Step by step, no surprises.
Your situation, mapped
Nationality, timing, what you’re here to do. Ten minutes of questions saves weeks of wrong queues.
Documents, prepared once
We build the file properly the first time. The single biggest cause of delay is a rejected folder.
Appointments & filings
Citas booked, forms filed, fees paid at the right window. You show up where needed; we handle the choreography.
Stamps, then setup
With the numbers in hand: bank, utilities, padrón. The practical Spain that runs on them.
Asked every week.
Does buying a home give me residency?
No. Spain’s Golden Visa ended in April 2025, and a property purchase does not come with a residence permit. The real routes, non-lucrative, digital-nomad or work, are separate processes. We’ll say plainly what applies to you and bring in an immigration specialist where one is needed.
How long does an NIE take?
Honestly, it varies by office, season and route, from days to several weeks. We’ll give you the current picture for your office, and start early enough that it never blocks your purchase.
Can I start before arriving in Spain?
Often yes: through the Spanish consulate where you live, or by power of attorney here. Which is faster depends on your consulate; we’ll tell you which we’d pick in your case.
What if my case needs a lawyer?
Routine paperwork we run ourselves. The moment a case crosses into immigration law, whether appeals, complex family situations or non-standard permits, we say so plainly and bring in the right specialist, honestly introduced.
Ask us about your move. We’ll answer plainly.
No pressure, no obligation. And if we’re not the right people for it, we’ll say so and point you somewhere better.
