Will the price grow while I’m not looking?
The quote is fixed before work starts. If you change the scope, the change is priced and agreed in writing before it happens. That’s the whole system.
How long will it take?
You get a real timeline before we start, not a hopeful one. If something slips, whether materials or permits, you hear it from us early, with the reason.
Can you finish before we arrive?
That’s the most common way we work: owners abroad, keys with us, photos while it happens, and a finished home when you land.
What about permits?
It depends on the work. Cosmetic, non-structural jobs usually go through on a declaración responsable and can start quickly. Anything structural, or that changes the layout or footprint, needs a full town-hall licence and an architect’s project, which takes longer. We tell you which yours is before we start, and handle the paperwork either way.
Is there VAT on top of the quote?
Renovation work carries IVA. On a home more than two years old that you use privately, much of the bill can fall under the reduced 10% rate rather than the standard 21%, as long as the materials we supply stay under 40% of the total. We build the right rate into your fixed quote, so there’s no surprise at the end.
