In-house

Renovated from afar, watched like you’re here.

Renovating from another country is where plans quietly go wrong. We put one manager between you and the trades, fix the price before work starts, and send photos while it happens, so you can watch your home change from home.

Renovation
01 Who this is for

Sound like you?

You bought a tired one

The right home at the right price often needs work. We’ll tell you before you buy what that work really costs, then do it.

Yours needs updating

A kitchen from 1993, a bathroom that’s given up. One crew, one quote, one person answering your messages.

You’re preparing to sell or rent

The fixes that actually change the number, and honest advice about the ones that don’t.

02 What’s included

What we take off your plate.

01 Our own renovation crew
02 A fixed quote before work starts
03 One project manager, start to finish
04 Photo updates while you’re away
05 Permits & licence paperwork
06 A snagging list worked through at the end
03 How it goes

Step by step, no surprises.

01

Visit & honest scope

We look at the home and tell you what’s worth doing, what isn’t, and what can wait. Sometimes the best advice is “don’t”.

02

The quote, fixed first

Price and timeline in writing before a wall comes down. Changes happen only when you ask for them, priced before they’re made.

03

The build

Our crew works, one manager reports. You get photos as rooms change, not a surprise at the end.

04

Snagging, until it’s right

We walk the finished work with a list and stay until every line is closed. Then the keys go back where they belong.

04 Plain answers

Asked every week.

Will the price grow while I’m not looking?

The quote is fixed before work starts. If you change the scope, the change is priced and agreed in writing before it happens. That’s the whole system.

How long will it take?

You get a real timeline before we start, not a hopeful one. If something slips, whether materials or permits, you hear it from us early, with the reason.

Can you finish before we arrive?

That’s the most common way we work: owners abroad, keys with us, photos while it happens, and a finished home when you land.

What about permits?

It depends on the work. Cosmetic, non-structural jobs usually go through on a declaración responsable and can start quickly. Anything structural, or that changes the layout or footprint, needs a full town-hall licence and an architect’s project, which takes longer. We tell you which yours is before we start, and handle the paperwork either way.

Is there VAT on top of the quote?

Renovation work carries IVA. On a home more than two years old that you use privately, much of the bill can fall under the reduced 10% rate rather than the standard 21%, as long as the materials we supply stay under 40% of the total. We build the right rate into your fixed quote, so there’s no surprise at the end.

Ask us about your move. We’ll answer plainly.

No pressure, no obligation. And if we’re not the right people for it, we’ll say so and point you somewhere better.
