In-house

The whole purchase, on your side of the table.

Anyone can show you homes. The real job is getting you to the keys safely: the checks lined up before you commit, the notary explained in words you’ll follow, and someone who still answers the year after.

Buying with you
01 Who this is for

Sound like you?

You’re buying from abroad

Different language, different rules, seller-side agents. You need one person whose job is your side of it.

It’s your first Spanish purchase

NIE, arras, notaría: the words alone are a wall. We walk it step by step, in words you’ll actually follow.

You can’t always be here

Video viewings that show the bad corners too, and a process that doesn’t need you on a plane every week.

04 Plain answers

Asked every week.

Who pays you, and how much?

In Spain the seller usually pays the agency commission. Whatever the arrangement on your deal, you’ll hear it from us plainly before you start, never as a surprise at the notary.

Should I use your lawyer?

No, and we’ll keep saying it: your lawyer should be independent, answering only to you. We work alongside whoever you choose and make their job easy.

Can I buy without coming to Spain?

It’s possible: power of attorney and video make remote purchases workable, and we’ve run them. We’d still rather you stand in the home once before you commit, and we’ll say so.

What’s the arras, and why does everyone warn about it?

It’s the deposit contract, typically 10%, and hard to walk back. The rule that protects you: checks first, arras after. We hold that line even when it slows a deal.

Ask us about your move. We’ll answer plainly.

No pressure, no obligation. And if we’re not the right people for it, we’ll say so and point you somewhere better.
